Southeast Memphis

Parkway Village, Orange Mound and the Streets Between

Two ZIP codes, two very different kinds of housing, and one crew for the water damage in both. Owners, landlords and renters can all call us, at any hour.

38118 is Parkway Village, Oakhaven and Fox Meadows: mostly 1960s and 1970s houses, plus a lot of apartment complexes. Six in ten homes are rented, and about three in ten are in buildings with five or more units.

38114 is Orange Mound, Castalia and Glenview: older and smaller houses, almost three in four built before 1960. Older houses often carry decades of patch repairs, and those patches are where water damage often starts.

Same Memphis restoration crew, serving the city since 1989, for every kind of house.

Older, narrow houses

In a Shotgun or Small 1950s House, Water Damage Reaches Every Room

In a long, narrow house, the rooms sit in a line, and the kitchen and bath are usually at the back. Water that starts there does not stay there. It travels under the floor toward the front of the house.

  1. Back of the house

    Bathroom

A toilet supply, tub drain or pipe in the wall is where the water usually starts.

  2. Next room up

    Kitchen

Water runs under the sink cabinet and the vinyl or old wood floor.

  3. The center

    Middle room

The subfloor and floor joists carry it forward before the floor looks wet.

  4. Facing the street

    Front room

A soft spot or a musty smell shows up here last, sometimes weeks later.

Darker = usually wetter. The water starts at the top and moves down.

Many of these houses also sit up on a crawl space, so some of the water drops through the old floorboards and sits on the dirt underneath. That keeps the floor damp long after the source is fixed.

So we check every room in the line with moisture meters and a thermal camera, not just the wet one, and look under the house. Quick water mitigation keeps back-room water damage from becoming a whole-house job.

Fire and mold

Fire and Mold Cleanup, Side by Side in Southeast Memphis

Small houses and rentals in 38118 and 38114 see both. Here is how the two jobs compare, from the first visit to the paperwork.

Fire and smoke

How it starts here
A kitchen fire at the back of a narrow house, with smoke reaching the front room in minutes.
First visit
Openings boarded and burned debris hauled away.
The cleanup
Soot cleaned room by room toward the front door, dry methods first, then wet cleaning where it is needed.
The finish
Smoke odor treated with thermal fogging or hydroxyl. No ozone.
Paperwork
Photos of the damage for the landlord or your insurer.

Mold

How it starts here
Roof water in a rental, or a slow drip under a back bathroom that nobody reported.
First visit
Moisture meters and a thermal camera show how far the damp area goes.
The cleanup
Plastic sheeting goes up and air scrubbers run, then moldy drywall and insulation come out.
The finish
A mold inhibitor on the cleaned wood, then a clearance check with moisture readings.
Paperwork
A report with photos showing where the water came from.

For renters

Renting in Southeast Memphis: What Tennessee Law Says About Repairs

Most homes here are rented. If water is coming into your place, here is the short version of the rules, and what to do today.

Tenn. Code § 66-28-304

The Landlord Keeps the Home Fit to Live In

Under Tennessee's landlord and tenant law, which applies in Shelby County, the landlord has to make the repairs needed to keep the home fit and habitable. A roof that leaks or a pipe that keeps running is usually the landlord's to fix.

Tenn. Code § 66-28-502

Written Notice Comes First

If essential services fail, a tenant has options, but they only start once the landlord has been told in writing. Telling them in the hallway is not enough. Put it in writing and keep a copy.

  1. 1

    Tell the landlord in writing

A text plus an email or a letter. Say where the water is coming in and since when.

  2. 2

    Take dated photos

The wet ceiling or floor, the water source if you can see it, and anything of yours that got wet.

  3. 3

    Protect your things

Move belongings out of the wet area. Renters insurance usually covers your stuff, not the building.

  4. 4

    Keep copies

Save every message and reply. Written notice is what the law looks for.

We work for whoever hires us, landlord or tenant, and our photos and moisture readings help both sides. Water damage left for weeks often needs mold inspection too.

General information, not legal advice. Memphis Area Legal Services or a lawyer can tell you about your situation.

FAQ

Southeast Memphis Water Damage Questions

Have a question that is not listed here? Call us and talk to a real person on our Memphis team.

Ask us anything(901) 459-6610

Which Southeast Memphis neighborhoods are in your area?

38118 (Parkway Village, Oakhaven and Fox Meadows) and 38114 (Orange Mound, Castalia and Glenview).

My landlord will not fix the water problem. Can I call you?

You can call us for the water damage, and our photos and readings document the problem. The building repair itself is the landlord's job, so keep putting your requests in writing. For your rights, Memphis Area Legal Services can help.

Water came through the roof of my rental and now there is mold. Who handles it?

Tell the landlord in writing first. The roof is the landlord's repair. We can remove the mold and dry the area for whoever hires us, and we will show both of you where the water came from.

How long until a small house is dry?

A small house has less to dry, so it is often done within a week. Old wood floors, plaster or a damp crawl space stretch that, and the equipment stays until the readings say dry.

Do you work in the apartment complexes in Parkway Village?

Yes. We work with property managers and residents across 38118, starting in the unit where the water began and following the water to the units around it.

Can I get help paying for repairs?

Sometimes. The City of Memphis runs home repair programs for homeowners when funding is open, insurance covers a lot of sudden water damage, and renters are covered by the landlord's duty to repair. Our free quote tells you what the job is first.
