East Memphis homes

East Memphis Homes Were Built in Two Waves, and Their Pipes Show It

The typical house in 38117 went up around 1958. In 38119 and 38120 it is the late 1970s. That twenty-year gap decides what is inside your walls, and how water damage usually starts. Our Memphis water damage crews have worked these streets since 1989.

  1. 38117

    Median home built 1958

White Station, Sherwood Forest, Belle Meade, Sea Isle Park, Colonial Acres

Galvanized steel supply lines and cast iron drains in many original houses, often past their expected life.

  2. 38120

    Median home built 1976

River Oaks and the Poplar Avenue corridor

Copper supply lines in most homes, with polybutylene in houses built or re-plumbed after 1978.

  3. 38119

    Median home built 1979

    Ridgeway and the Kirby area

The start of the polybutylene years (1978 to 1995), plus a lot of condos and rentals sharing walls and ceilings.

Old pipes rarely fail all at once. They seep at a joint for weeks, then let go. When they do, our water damage cleanup crew dries out what got wet, and your plumber replaces the pipe.

Median build year: U.S. Census Bureau, American Community Survey 2024 5-year estimates.

Pipe check

Under Your Sink: Which Pipes Does Your House Have?

Open the cabinet under the kitchen sink or look at the pipes by the water heater. You do not have to touch anything. What you see tells you a lot about your risk.

  • Galvanized steel

    High risk

    How it looks

Dull gray metal with threaded joints. A magnet sticks to it.

    What it means

Common in houses from around 1950 and earlier. It rusts from the inside and usually leaks at the joints first.

  • Copper

    Lower risk

    How it looks

Orange-brown, or green where it has aged, with soldered joints.

    What it means

Long-lasting. Pinhole leaks can show up in older lines, often as a slow drip behind a wall.

  • Polybutylene

    High risk

    How it looks

Flexible gray plastic, sometimes blue or black, with crimp rings at the fittings.

    What it means

Made from 1978 to 1995. It can crack without warning, often where you cannot see it. Inspectors recommend replacing it.

  • PEX or CPVC

    Lower risk

    How it looks

PEX is flexible red, blue or white tubing. CPVC is rigid and cream colored.

    What it means

Newer pipe, often a sign the house was re-plumbed. Leaks usually come from a fitting or an appliance line.

Seeing galvanized or polybutylene? Have a licensed plumber look at it before it fails. Pipe work is the plumber's job. Water damage restoration after a pipe fails is ours.

Big yards, old lines

Old Trees, Old Sewer Lines

Many East Memphis streets have big, mature trees, and the houses under them often still have their original clay or cast iron sewer line to the street. Roots find the joints in those old lines, grow in and catch everything that goes down the drain.

The same trees drop limbs in summer storms, and a cracked roof lets rain in where nobody sees it until the ceiling stains. When the line backs up, that is a sewage backup and a job for a plumber plus a cleanup crew.

Early signs of roots in the line

  1. 01A floor drain or tub that gurgles when the washer drains
  2. 02Toilets slow to flush in more than one bathroom
  3. 03Water or sewage coming up in the lowest drain after rain

Catch it here and a plumber can clear or camera the line before it backs up into the house.

Not just water

Fire and Mold Work in East Memphis Too

Water is most of what we do in 38117, 38119 and 38120. When it is smoke or mold instead, you do not need a second company.

Fire and smoke

After a Kitchen Fire or a Furnace Puff-Back

A small fire in a ranch house or a condo still leaves soot on every wall and a smell in every closet. The same crew that dries your floors cleans it up.

  • Broken windows and doors boarded up the first night
  • Burned debris bagged and hauled away, and hose water pulled out
  • Soot lifted with HEPA vacuums and dry sponges before anything wet
  • Smoke odor treated with thermal fogging and hydroxyl, never ozone

Mold

When Old Water Damage Turns Into Mold

A slow drip behind plaster or under a bathroom can grow mold for months before anyone sees it. We find the moisture first, then take the mold out.

  • Moisture meters and a thermal camera to find what is still wet
  • The area sealed off, with HEPA air scrubbers running
  • Moldy material removed, wood cleaned and treated with a mold inhibitor
  • Crawl spaces, attics and basements, plus a report with photos

38119

Condos and Rentals in Ridgeway (38119)

Four in ten homes in 38119 are rented, and many share walls and ceilings. Water damage in one unit can reach three households.

When Water Comes Through From the Unit Above

A washer hose, a toilet supply line or a water heater upstairs shows up in your ceiling first: a stain, a bulge, then drips at the light fixture. Turn off the breaker for that light, put a bucket down, and get someone into the unit above to shut their water off.

We dry both units at the same time, so the water in the floor between them does not keep soaking down.

Owners, Tenants and the HOA

The source of the water decides who makes which call.

Unit owner
Calls their own insurer for damage inside the unit, and the HOA if the source is a shared pipe or the roof.
Tenant
Tells the landlord right away, and calls renters insurance for belongings.
HOA or manager
Handles shared walls, roofs and common pipes, and the master policy for the building.

If it is a covered loss, give us the claim number and the bill goes straight to the insurer.

38120 and Poplar

Hardwood, Plaster and Custom Finishes in River Oaks and Along Poplar

38120 has the highest home values in East Memphis. These houses have the most to lose to water damage, and the most worth saving. The goal is to keep the original materials, not replace them, so most of the work is careful drying that is dried in place.

Hardwood floors
Floor drying mats pull water out of the boards, so they can often stay down instead of being torn out.
Plaster walls
Plaster dries slowly. We dry it in place and check it with meters instead of cutting it out.
Built-in cabinets
Small holes in the toe kick dry the space underneath without pulling the cabinets.
Rugs and furniture
Moved out of the wet area before work starts.

Commercial

Offices and Shops on the Poplar Corridor

After hours
Most office water damage is found Monday morning. Call the night it happens and we start then, weekends too.
Suite by suite
Water runs along the slab and under the walls, so the suites around a wet one get checked with meters the same day.
Sprinklers and roofs
A tripped sprinkler head or a flat-roof leak puts a lot of water into ceiling tiles fast.

FAQ

East Memphis Water Damage Questions

Have a question that is not listed here? Call us and talk to a real person on our Memphis team.

Ask us anything(901) 459-6610

Which East Memphis ZIP codes and neighborhoods do you serve?

We cover 38117 (White Station, Sherwood Forest, Belle Meade, Sea Isle Park, Colonial Acres), 38119 (Ridgeway and the Kirby area) and 38120 (River Oaks and the Poplar Avenue corridor).

How fast can you get to East Memphis?

Our line is open 24/7, and a crew is usually on site within 2 to 4 hours of your call, nights and weekends included.

Should I replace galvanized or polybutylene pipes before they leak?

It is worth asking a licensed plumber. Both are known to fail with age, often slowly at first and then all at once. Replacing them on your schedule costs less than drying out a house after a burst line.

Who pays for water damage from the condo above me?

Your HOA documents and the source of the leak decide it. Usually the owner of the unit where the leak started pays, or the HOA when a shared pipe or the roof failed. Report it to your insurer and the HOA the same day.

Do you work on offices along Poplar Avenue?

Yes. We handle water damage in offices, shops and other commercial spaces, including after-hours and weekend calls.

Can you dry plaster walls in an older East Memphis house?

Yes. Plaster holds water longer than drywall, so it takes more drying days, but it can usually stay. We check it with moisture meters until it reads dry, and quote the job for free before we start.
