Frayser, 38127

Frayser Is a Neighborhood of Rented Houses

Every street in Frayser (38127) is in our area, at any hour. A crew pumps out the water, dries the house and sends the readings to whoever needs them: the tenant, the owner or the property manager.

Frayser is different from most of Memphis in one way. Three out of four homes are stand-alone houses, yet more than half are rented. That means a lot of single-family rentals, many owned by investors who do not live here.

So a burst pipe in Frayser often has two people behind it: a tenant who sees the water and an owner who has to approve the work, sometimes from another state. The faster those two connect, the smaller the damage. Our Memphis team has handled water damage since 1989, and we are used to working with both.

An industry report from iBuyer.com found that 38127 drew the largest share of investor home purchases of any Memphis-area ZIP code in early 2026. Local 24, citing the Shelby County Assessor, reported that outside groups bought more than 7,000 single-family homes in the county over two years.

Out-of-town owners

When the Owner Lives Out of Town: How Repairs Get Approved

Most delays with water damage in a rental are not about the water. They are about who is allowed to say yes. This is how we keep the job moving when the owner is a phone call away.

  1. Tenant

    Stage 1

    Reports it

In writing to the manager or owner, with photos, the moment the water shows up.

  2. Owner or manager

    Stage 2

    Calls us

Or the tenant calls us, and we help get the owner on the line. Either way, the water gets stopped first.

  3. Our crew

    Stage 3

    Documents it

Photos, moisture readings and a written scope, sent to the owner or manager.

  4. Owner or manager

    Stage 4

    Approves

By phone or email. With a claim number, we bill the insurer directly.

  5. Our crew

    Stage 5

    Dries and reports

Equipment runs until the readings say dry, and the final numbers go to the owner.

If You Rent the House

Do not wait for the owner to call back before protecting yourself.

  • Report the water in writing the same day, and keep a copy
  • Shut off the water at the fixture or the main if you can
  • Move your things out of the wet area and photograph them
  • Renters insurance usually covers your belongings, not the house

If You Own It From Out of Town

You do not have to fly in. Set these up before anything goes wrong.

  • Keep a local contact with a key who can let a crew in
  • Know where the main shutoff is, and tell your tenant
  • Turn the water off at the main whenever the house sits empty
  • Share your claim number with us so we can bill the insurer

You get the same moisture readings we use for structural drying, so you can see the house is dry without being there.

River water

2011: The Year the Rivers Backed Up

1

What happened

In May 2011, with the Mississippi near record levels, the smaller rivers that drain Memphis started to back up. Frayser was among the low-lying neighborhoods where water came up, and evacuation notices went to more than 1,300 homes across the city.

2

Why it happens

The Wolf and the Loosahatchie normally empty into the Mississippi. When the big river is high, their water has nowhere to go, so it rises backward into the neighborhoods along them, even without heavy local rain.

3

What it means now

Most Frayser houses will never see river water. The ones on low streets near the rivers should know their flood zone, and know that outside flood water is covered only by a separate flood policy.

River and creek water is dirty water. Everything it touches gets cleaned and disinfected, and soaked drywall and insulation come out. That is our flood damage restoration process.

Storm damage

After a Storm Breaks a Window

A spring storm, a falling limb, a window that blows in. Rain comes straight through the opening and soaks the floor, the wall below the window and anything nearby. In a rented house, nobody may notice until the next morning.

Closing the opening first is what stops the damage from growing.

What we do

  • Board up the broken window or door as soon as we arrive
  • Pull out rain water from floors and carpet
  • Dry the wall and floor around the opening
  • Photograph everything for your insurance claim

Who does the rest

  • Roof tarps: a roofer handles those
  • Removing a tree or limb: a tree service
  • New glass and frames: your contractor

Why choose us

In Frayser, One Crew Works for Tenant and Owner Alike

In a neighborhood of rented houses, the job is half water and half communication. We handle both.

  • Tenant or owner can call

Whoever sees the water first. We bring the other one in.

  • Approve from anywhere

Scope, photos and readings by email. A yes by phone is enough.

  • Dry you can check

The final readings go to the owner, so nobody has to fly in to see it.

  • Insurer billed

With a claim number for a covered loss, the bill goes to the insurer.

  • Storm board-up

A broken window or door closed up the night it happens.

  • River and rain water

Dirty water cleaned and disinfected, not just dried.

FAQ

Frayser Water Damage Questions

Have a question that is not listed here? Call us and talk to a real person on our Memphis team.

Ask us anything(901) 459-6610

Does your Frayser area cover the whole 38127 ZIP code?

Yes. We work anywhere in 38127, from the streets near the Wolf River to the ones near the Loosahatchie.

My landlord lives in another state. Can you still come?

Yes. Call us and tell your landlord or property manager in writing at the same time. We can stop the water and document it right away, and the owner or manager approves the rest of the work.

I own a rental in Frayser but live somewhere else. Do I have to be there?

No. A local contact with a key, or your tenant, can let the crew in. We send you photos, moisture readings and the scope, and you approve by phone or email.

Who pays when a tenant's washer floods the house?

It depends on the lease, the cause and the insurance policies. The owner's policy usually covers the house, and renters insurance usually covers the tenant's things. We bill the insurer once there is a claim number for a covered loss.

Is my Frayser house in a flood zone?

You can look up your address on FEMA's Flood Map Service Center. Houses on low streets near the rivers are the ones to check. Remember that outside flood water is covered only by a flood policy.

Can you board up a broken window tonight?

Yes. We are open 24/7 and board up broken windows and doors after storms. We also pull out the rain water and dry the area. Roof tarps are handled by a roofer.
